Oroville, California
The county seat, the lake, and the tallest dam in America.
The neighborhood, honestly
Oroville is the seat of Butte County, set where the Feather River leaves the Sierra Nevada foothills and meets the Sacramento Valley floor. Founded during the 1849 gold rush as Ophir City, it remains the county's civic center — courthouse, hospital, and county offices all sit within a few blocks of a historic downtown.
The defining feature is water. Oroville Dam stands 770 feet tall, the tallest dam in the United States, and impounds Lake Oroville — a reservoir with roughly 167 miles of shoreline and a capacity of about 3.5 million acre-feet. That shoreline shapes everything from weekend life to where the most sought-after homes sit.
Homes here range from restored Victorians in the historic district to ranch properties on acreage in the foothills east of town, plus lake-view and lake-access parcels around Kelly Ridge and Bidwell Canyon.
- Historic district Victorians and Craftsman bungalows near downtown
- Kelly Ridge and Bidwell Canyon lake-view homes
- Foothill acreage and ranch parcels east toward Berry Creek and Forbestown
- Thermalito and south Oroville single-story family homes
- Some of the mildest winters in the county — the foothill 'thermal belt' rarely freezes hard
- Boating, bass fishing, and kayaking within 10 minutes of most of town
- Salmon and steelhead runs on the Feather River each fall and winter
- Full county services, hospital, and courthouse in town
