Magalia, California
Forested foothill living just above Paradise — privacy, pines, and space.
The neighborhood, honestly
Magalia is an unincorporated community on the upper ridge, immediately north of Paradise along the Skyway. Elevations of roughly 2,200 to 2,600 feet mean cooler summers, occasional winter snow, and dense pine and cedar cover.
Much of the community is made up of the Paradise Pines and Magalia subdivisions — winding lanes, wooded lots, and homes tucked well back from the road. It has long been one of the most affordable ways into forested Butte County living.
Magalia shares Paradise Unified schools and most services with the ridge below, while keeping a distinctly quieter, more secluded character.
- Paradise Pines cabins, chalets, and single-story homes on wooded lots
- Newer rebuild construction on established parcels
- Larger acreage properties toward Coutolenc and Stirling City
- Vacant treed lots for custom builds
- True four-season weather with light winter snow
- Wooded lots with meaningful separation between neighbors
- Some of the most attainable price points in the ridge communities
- Quick access to Paradise services and Chico employment
